Former Courtauld Boiler House, Halstead

Guide price

  • Bedrooms: 22
LOCATION The subject property is located on the north side of Factory Lane West, having a frontage onto the River Colne and only a short distance from the town centre. The local Antiques centre, Dickens Restaurant and the Elizabeth Courtauld Doctors Surgery and Pharmacy are all within a short walk from the building.

DESCRIPTION Constructed in 1922, the former Boiler House forms part of the rich local industrial heritage. It was built as the power house containing steam generation machinery as part of the much larger Courtauld Industrial Complex which has been demolished.

The building is of substantial brick construction with huge metal framed windows which will form an important part of the proposed conversion taking full advantage of the views over the river Colne. The property has an EPC rating E (114). The whole site extends to approximately 0.5 acres (STLS).

ACCOMMODATION The proposed conversion consists of 22 apartments, 12 two-beds and 10 one-beds, ranging in size from 633 sqft up to 1005 sqft. The average apartment size is just under 840 sqft. The ground floor flats include garden areas and six of the apartments have balconies overlooking the river Colne. Four of the flats are designed over two levels, with those on the river frontage having two balconies.

The scheme includes parking for each apartment. There is a large storage area at ground floor level which can be used if required as commercial storage B8 use to external parties of rented / sold in small areas to the flat purchasers. With some value engineering the scheme allows that some of the internal 1 bed apartments could be reconfigured to become 2 beds.

The planning reference number is 16/00850/FUL.

HALSTEAD PROPERTY MARKET Halstead is a thriving market town, close to the Suffolk border. The town has seen many changes over those years and it has always been a popular place for people to live and visit. The town has a lot of history and many of the older generation will have worked in the factories of Courtaulds, EMD, Hunwicks and Corning Medical.

The housing market in Halstead is steady and not affected by Brexit and macro-economic trends as perhaps the larger towns and cities such as Chelmsford and Colchester. Halstead is similar to Braintree, where the housing market is generally local with people moving within perhaps only a few miles. There have been few new developments over recent years, although Bellway are currently building on the old Central Piling site on Colchester Road (opposite Bluebridge Industrial Site) together with a development soon to start off Oak Road, on the south side of town. There have been a number of conversions similar to the one proposed, namely at The Old Congregational Church in Parsonage Street, Red House in Colchester Road and the conversion by Hallmark of the Old Priory Hall School building, although this is purely a retirement scheme. However, none of these conversions provide the size of apartments proposed in the subject property.

Halstead has much to offer buyers of all ages, who will be interested in the different apartments proposed. First time buyers will enjoy the town, with its number of bars, coffee shops etc, as will the older population who may well be selling the larger family home, but will like the security of this building with everything they need on their doorstep. They will also be buying a piece of Halstead history, a building well known to many local people.
